How the SBA loan cost is calculated
fee = loan amount × guarantee fee rate financed = loan amount + fee (if financed) payment = financed × r ÷ (1 − (1 + r)^−months), r = rate ÷ 12 total cost = payments + fee paid upfront − loan amount
SBA fees are formally charged on the guaranteed portion (75% to 85% of the loan) at rates set each fiscal year; entering the effective percentage of the whole loan keeps the input simple. Variable-rate loans will drift from this estimate as prime moves.

How are SBA 7(a) loan payments calculated?
Like any amortized loan: payment = amount × r ÷ (1 − (1 + r)^−n) with r the monthly rate and n the number of months. 7(a) loans are usually variable-rate (prime plus a spread set by SBA rules), so treat the payment as an estimate at today's rate.
What is the SBA guarantee fee?
An upfront fee the lender pays SBA on the guaranteed portion of the loan and normally passes to the borrower. SBA sets the schedule each fiscal year by loan size and term; fees have ranged from 0% on small loans to about 3.75% on the guaranteed portion of large loans. Enter the fee as a percentage of the loan amount and choose whether it is financed.
What are typical SBA 7(a) terms?
Up to 10 years for working capital and equipment and up to 25 years for real estate; maximum loan amount $5 million. Rates are capped at prime plus a spread that depends on loan size.
Does the calculator include closing costs or packaging fees?
No. Lender packaging fees, closing costs and any collateral appraisal are extra; add them to the loan amount to approximate their effect if they are financed.
Can I prepay an SBA loan?
Yes. 7(a) loans with terms of 15 years or more have a prepayment penalty in the first three years (5%, 3%, 1%) if you prepay 25% or more; shorter terms have none.
